What is landlord boiler cover?

This type of cover is an insurance policy that safeguards rental properties from boiler breakdowns, heating failure and hot water issues. It includes parts, labour and VAT on accepted claims by a Gas Safe registered engineer. Cover may include central heating, plumbing, home electrics or home security, depending on the selected policy.

Is landlord boiler cover worth it?

Yes, landlord boiler cover goes beyond repairs, ensuring tenant safety, legal compliance, and rental income protection. Without it, landlords face unexpected costs and legal responsibility to resolve breakdowns promptly. With 24|7 Home Rescue, parts and labour are covered, a Gas Safe engineer is arranged quickly, and a CP12 is included as standard. Subject to terms and conditions.

Do you need landlord boiler cover?

Landlord boiler cover is not a legal requirement, but it is a practical safeguard for any rental property. Without it, landlords face unexpected repair costs and difficulty finding an engineer at short notice. A boiler breakdown can leave tenants without heating or hot water, creating a legal obligation to resolve it promptly. Landlords are however required to hold a valid CP12 Gas Safety Certificate, which 24|7 Home Rescue include as standard.

What happens if a landlord does not have a valid CP12?

Failing to hold a valid CP12 is a breach of the Gas Safety Regulations, enforceable by the Health and Safety Executive. Penalties include unlimited fines and serious cases can also lead to imprisonment. In addition to the legal liability, tenants can be at risk of being exposed to carbon monoxide or undetected gas leaks if the CP12 is absent.

Does my boiler's age affect my landlord boiler cover?

Yes, boiler age can affect your cover. An automatic excess applies to boilers over 11 years old, regardless of the excess option selected.

Is the landlord responsible for a broken boiler?

As a landlord, you are legally responsible for the safety of your tenants. Under Section 11 of the Landlord and Tenant Act 1985, you must repair and maintain gas pipework, flues, and appliances in safe condition. 24|7 Home Rescue can help provide the safety checks and legal documentation you need.
